Staging Your Home Will Pay Huge Dividends

Now more than ever – it is so important to “prepare your home” before you list it for sale.  Scottsdale homebuyer’s have lots of choices and how your home shows will determine how quickly it sells and how well we can negotiate the best sales price for you.

So how do you entice the buyers to make an offer on you Scottsdale  home?   Stage it!  Stage it to look like a model home and reap the rewards.

I  tell my clients, ” How you live in your home and how you sell your home are two completely different things.”  When you live in your home, you want it to reflect you and your unique personality.  You want your home to be comfortable for your lifestyle.   You invite your friends over and you want them to see your personality.   But… when it’s time to sell your home, the last thing you want is the Buyer to feel like he is walking into your home.   It is a better idea to evoke the model home feeling  which means that the Buyer is going to walk in the door and be so wowed, that he immediately starts moving in his personal belongings.

In order to achieve this goal, you, the seller have work to do.  Here are a few tips that will pay off big.

Get rid of the clutter of your life and eliminate your personality from the house:

  1. Purchase a storage space and start packing.
  2. Go through all your drawers and closets and pack what you can live without  and throw out what you don’t want to move.  This will make it so much easier for you and will also allow your storage spaces to appear much larger than they are.  Buyers love to open closets but they don’t want to see your junk in the closets or even in the garage.  It is just a reminder that it is YOUR home.
  3. Remove all the photos and post it notes from the refrigerator.
  4. Take down the bulletin board and calendar.
  5. Clear off the counters and leave just a few decorative items.
  6. Keep a drawer where you can keep your bills, magazines and paper clutter that accumulates on a daily basis.
  7. Keep your bathroom counters, tubs and showers free of all the shampoo and other personal items.
  8. Hire a carpet cleaner.
  9. Hire a window washer.
  10. Give your yard a major trim and clean.
  11. You might want to consider hiring a weekly cleaning service if you don’t already have one.
